The mechanical elements are the heating, air conditioning, electrical, fire safety, plumbing and mechanical control utility systems of the property.   It is the property’s energy and utility infrastructure that normal accounts for fifty percent of the association’s cost represent the most essential service and structural elements. The types of mechanical inspections are benchmark and periodic routine inspection.

Benchmark

  • Develop an inventory of property mechanical elements.

  • Establish preventive maintenance routines.

  • Identifies and measures assets, components and elements for capital and reserve planning and schedules.

  • Establishes a work management system.

Periodic Inspection 

  • Identifies, monitors and observes maintenance and use conditions.

  • Monitors preventive maintenance.

  • Identifies code and safety compliance.

  • Observes adverse conditions. 

  • Recommends remedies and causal factors
